Each of the seven air-conditioned bedrooms has a private attached bathroom, fresh linen, a wardrobe, and a TV. Adults must show a valid ID; INR 5,000 cash deposit on arrival, refundable after property inspection. The property is located amid nature; guests may therefore encounter insects and bugs, as we share the space with the surrounding environment. Additional charges will apply in case of an increase in the number of guests at check-in. Early check-in and late check-out are subject to availability and attract additional charges. Outside food is not allowed on the property. Guests are kindly requested to inform us of their expected arrival time a day prior to check-in to ensure a smooth experience. Pets are not allowed. Smoking is permitted only in designated outdoor areas. CCTV surveillance is in place across outdoor common areas for security. Location IRIS is set in Nagaon, a quiet coastal village in Alibag known for its long, casuarina-lined beach and unhurried pace. The villa sits a short distance from the shoreline, with Alibag town and the wider Konkan coast within easy reach for day trips. Green and residential, surrounded by coconut groves and open countryside, the location stays well-connected by road and is a popular weekend escape from Mumbai. Nearby Attractions Nagaon Beach — approx. 1 km, a wide sandy beach popular for water sports. Akshi Beach — approx. 4 km, a calmer, less crowded stretch. Alibag Beach & Kolaba Fort — approx. 10 km, the historic sea fort accessible on foot at low tide. Kanakeshwar Forest Temple — approx. 12 km, a hilltop Shiva temple set in dense forest. House Rules & Policies Check-in/Check-out: 2:00 PM / 11:00 AM ID: Valid government ID required for all adults. Guest Policies Families & mixed-gender groups only; stag/bachelor groups not allowed. No pets. Smoking only in designated outdoor areas. Sheesha/Hookah strictly prohibited. CCTV in common outdoor areas for safety. Quiet hours: 10:00 PM – 8:00 AM. No illegal activities. Pool & Music Allowed till 9:00 PM only. No smoking, drinking, or food near the pool. Guests bear the cost of contamination. Children must be supervised. Cleanliness & Maintenance Towels/napkins provided once at check-in. Damaged/stained linens must be paid for. Premises cleaned before arrival; deep cleaning (if required) chargeable. Natural & Technical Notes Village setting: insects/bugs may appear. Internet may fluctuate; Airtel works best, booster installed (network-dependent). Power cuts possible; generator starts after 20 mins. Extended use beyond 6 hrs (esp. monsoon) chargeable.

All cancellations are subject to cancellation charges. The cancellation charges are as follows: a)Before 21 days: 30% of the amount will be charged. b)Before 14 days: 50% of the amount will be charged. c)Before 10 days: 100% of the amount will be charged. If the Guest has made a partial payment, he/she is entitled to no refund whatsoever. In case of any refunds that Leisurely Experiences owes Guest(s), the processing shall be completed within 5-7 working days. A nominal cancellation fee of 5% shall be levied for refunds processed by Leisurely Experiences. This is primarily levied to cover payment gateway charges and minimal processing charges. GST at applicable rates will be charged on this cancellation fee. In case of cancellations/ modifications for any reason, clients must communicate through the means of email, only then the cancellation would be considered.
